Don't Fall Victim to a Lying Home SellerCategory: Recent Articles | Permalink Published: Friday, July 23, 2010 Don't Fall Victim to a Lying Home Seller Buyers beware: In a tough real-estate market, it's tempting for sellers to stretch the truth or lie by omission on their disclosures, and cover up minor problems with a home in order to close the deal. That makes it even more essential for buyers to do some research of their own before closing, including having a professional home inspection and even chatting up the neighbors to make sure they discover all essential facts about a place before buying it. Sellers are expected to fill out disclosure documents honestly, answering questions about the property to the best of their knowledge. They also are not supposed to conceal any defects of the home. In most states it is required for sellers to disclose all and any problems with the home. You'll have a much easier time getting problems taken care of prior to the completion of the sale. Get a professional home inspection to reveal issues and talk to neighbors and see if they have any knowledge about the property you are interested in. Make sure you have reasonable expectations when buying a home and dealing with sellers. They may not have knowledge of an issue with the house and stuff can come up after the closing. As long as there is constant communication and questions are being answered truthfully you will never be surprised or tricked into a purchase.
